35 Assegaai Street was originally one large warehouse designed to accommodate a single large tenant. When the premises became vacant, management took the decision that the best use of the property was to redevelop it into 3 mid-size units, two of which would be rotated 180 degrees and would be accessed from a secure business park owned within the portfolio.
New offices, parking and loading bays were developed on what had historically been the back half of the original factory resulting in two modern units with high quality finishes. The front half of the warehouse was revamped and had additional office space created internally above the existing office space, as well as there being a significant improvement of the external façade of the property. The yard was also revamped and there was a significant investment into improving the security at the property.
Upon completion the development was fully let within 6 months.
